Q: Do you limit the number of occupants permitted in my property?
A: Yes! Each property clearly states the maximum number of guests allowed, and we will not permit exceptions.
Q: How do we determine what rate to rent my property for?
A: Suggested rental rates vary from property to property based on many factors such as location, amenities, view, condition and more. Rates vary from season to season, we work with Airbnb analytics to get you booked at the most competitive price per night.
Q: Can I block dates to my own property?
A: Of course! Simply coordinate with us and we can create a customized calendar to house you, your family, or your personal guests.
Q: Will there be a minimum nights stay at my property?
A: Yes, depending on the size of your property and what market we are focusing on catering to, we will set a minimum nights stay for your property. On rare occasions we will approve requests for a single night but most often our minimum nights stay is 2-4 nights.
Q: How does Headwaters Hosting take care of maintenance problems?
A: We have solid relationships with reputable local maintenance professionals who are qualified to fix any problem, as quickly as situations arise. For significant issues, we immediately contact you to address the problem.
Q: How is my home protected if there are damages and what kind of insurance do you recommend?
A: Your home is our Priority. We work with the Airbnb Resolution Center to gain payment for damages.
One of the main reasons we choose to employ the service of Airbnb is because they offer the most protection for your home. Not only do they have a thorough checks and balances system in place for only allowing vetted guests to book, they back up their word with their Airbnb Host Guarantee and Airbnb Host Protection Insurance which every Airbnb booked guest is covered by.
Still nervous, read this. Headwaters Hosting is part of the Airbnb Super-host program which gives us access to the global team’s 24-hour preferred support.
If you want full peace of mind with the protection of your home, we recommend setting up a custom tailored homeowner’s insurance plan specific for vacation rentals with Nick Massey at Proper Insurance in Bozeman. See the details of their protection plan here.

Q: Should I expect the same number of bookings throughout the year?
A: Because Big Sky is a resort destination demands will fluctuate seasonally. Other environmental factors such as amount of snowfall can affect the amount of tourists coming into Big Sky during the winter. Demand to our National Parks is a driving force for our summer bookings and fires, government shut-downs, floods or levels of interest for Yellowstone could affect the number of people staying in Big Sky.
Q: How long is our contract good for?
A: There is no termination date for our contract, Big Sky is seasonal and we will coordinate a custom calendar during a given year for each property owner. We recommend taking some time to read our contract before signing. There are a lot of minor details that you may have questions on that we would be more than happy to address.
